The study of physical change patterns and socioeconomic structures of a large commercial development district Along Kanchanavanich Road, Hat Yai District, Songkhla Province

Abstract

The objectives of this research are to study changes in settlement patterns, physical characteristics and socioeconomic structure of a large commercial development district along Kanchanavanich Road, Hat Yai District, Songkhla Province. Leading to appropriate and efficient development guidelines. Because at present, the area around Kanchanawanit Road is an important road outside the city with the emergence of 6 large shopping centers including Tesco Lotus Shopping Center, Central Festival Hat Yai Shopping Center, Makro Shopping Center, FN Outlet Shopping Center, Home Pro Shopping Center and Boonthavorn Shopping Center. and began to change more physically and make the city expand and grow rapidly.

In this study and analysis, the data was collected using a geographic information system (GIS) statistical data interviews and observations to know the in-depth details of the physical changes and the socioeconomic structure of the study area after large commercial development. The study found that (1) Physical Changes: The city has expanded along the Linear Settlement in the north-south line along Kanchanavanich Road. Land prices have increased. There has been a rapid change in land use. Especially the residential landuse and commercial landuse, shops, restaurants and coffee shops in modern style. The open space has been transformed into condominiums, dormitories, and small hotels. (2) Socioeconomic Changes: causing the economy in the area to grow from the investment of entrepreneurs population increase.

การวิจัยครั้งนี้มีวัตถุประสงค์เพื่อศึกษาการเปลี่ยนแปลงของรูปแบบการตั้งถิ่นฐาน ศึกษาการเปลี่ยนแปลงลักษณะทางกายภาพ ศึกษาการเปลี่ยนแปลงโครงสร้างทางเศรษฐกิจและสังคม ของย่านที่มีการพัฒนาเชิงพาณิชยกรรมขนาดใหญ่ ตามแนวถนนกาญจนวนิช อำเภอหาดใหญ่ จังหวัดสงขลา นำไปสู่การเสนอแนะแนวทางการพัฒนาอย่างเหมาะสมและมีประสิทธิภาพ เนื่องจากปัจจุบันพื้นที่บริเวณ ถนนกาญจวนิช เป็นถนนนอกเมืองสายสำคัญที่มีการเกิดขึ้นของศูนย์การค้าขนาดใหญ่ต่างๆ มากมาย จำนวน 6 แห่ง ได้แก่ ศูนย์การค้าเทสโก้ โลตัส ศูนย์การค้าเซ็นทรัลเฟสติวัลหาดใหญ่ ศูนย์การค้าแม็คโคร ศูนย์การค้า FN Outlet ศูนย์การค้า โฮมโปร และศูนย์การค้าบุญถาวร และเริ่มมีการเปลี่ยนแปลงเชิงกายภาพมากขึ้น และทำให้เมืองขยายตัวและเติบโตอย่างรวดเร็ว

การศึกษาและวิเคราะห์ข้อมูลในครั้งนี้ได้ทำการเก็บรวบรวมข้อมูลโดยใช้ระบบสารสนเทศภูมิศาสตร์ ข้อมูลเชิงสถิติ การสัมภาษณ์และสังเกตการณ์ เพื่อให้ทราบถึงรายละเอียดเชิงลึก ของการเปลี่ยนแปลงทางกายภาพและโครงสร้างทางเศรษฐกิจและสังคมของพื้นที่ศึกษาหลังการพัฒนาเชิงพาณิชยกรรมขนาดใหญ่ ผลการศึกษา พบว่า (1) การเปลี่ยนแปลงทางกายภาพ เมืองมีการขยายตัวไปตามแนวยาว (Linear Settlement) ในแนวเหนือใต้ตามแนวถนนกาญจนวนิช ราคาที่ดินมีมูลค่าเพิ่มขึ้น เกิดการเปลี่ยนแปลงการใช้ประโยชน์ที่ดินอย่างรวดเร็ว โดยเฉพาะการใช้ประโยชน์ที่ดินประเภทที่อยู่อาศัยและพาณิชยกรรม ร้านค้า ร้านอาหาร และร้านกาแฟต่างๆ รูปแบบสมัยใหม่ พื้นที่ว่างเปลี่ยนแปลงเป็นที่พักอาศัยประเภทคอนโดมิเนียม อาคารชุด หอพัก รวมถึงโรงแรมขนาดเล็กต่างๆ เกิดปัญหาการจราจรที่หนาแน่นตามมา (2) การเปลี่ยนแปลงทางเศรษฐกิจและสังคม ทำให้เศรษฐกิจภายในพื้นที่มีการเติบโตจากการเข้ามาลงทุนของกลุ่มผู้ประกอบการ จำนวนประชากรเพิ่มขึ้นและส่งผลต่อความต้องการในด้านต่างๆ
